Agency (acquisition and disposal of property)

Wilks Head & Eve are happy to advise on the acquisition, development and disposal of property, including those looking to rent or let a property. We deal with a wide range of office, retail and industrial property, and additionally have experience in:

  • Development sites
  • Cold stores
  • Petrol filling stations
  • Football clubs
  • Steel works
  • Dock harbours
  • Marinas
  • Car parks
  • Airports

Our Agency team always seeks to get the best deal for you, but we also look beyond the short term: where appropriate, we provide an overall strategy looking at the wider financial implications of a property’s condition (including contamination issues where necessary). Close communication is maintained at all stages of the acquisition/disposal process, and out work is always tailored to your needs.

Dilapidations

Occasionally leases are terminated due to issues with a property. The term ‘dilapidations’ refers to the process by which leases are breached due to the condition of a property, and how such breaches are settled or remedied. Our building surveying practice provides comprehensive advice on dilapidations to either landlords or tenants:

  • For landlords, we will assist in negotiating a settlement with the tenant and finding a new tenant if desired. We can also advise on refurbishment options.
  • For tenants, we will help negotiate with the aim of allowing you to swiftly leave the premises with minimum expenditure.

Planning, development & regeneration

Wilks Head & Eve have many years of planning experience and are equipped to provide pre-planning feasibility studies, project management of planning applications, and post-project advice.

The key benefit of instructing Wilks Head & Eve is that our multidisciplinary approach, size, and breadth of experience (across planning, surveying and project management) mean we can often go further than other professionals in anticipating obstacles and generating solutions. This can often lead to very significant savings, especially on large projects.
