Landlord & tenant issues

Wilks Head & Eve have a excellent understanding of lease structures and the related issues, so we can provide advisory services in this important area:

  • For landlords, we will assist in negotiating a rent review or lease end with the tenant, and help find a new tenant if desired.
  • For tenants, we will help negotiate rent changes and lease renewals/terminations on your behalf. Whether you wish to continue or end your lease, we will always act to obtain the best deal for you.
  • We are also able to advise clients on rent budgeting and forecasting, as well as the factors involved in rent reviews and lease renewals, which are always assessed on an individual basis.


Occasionally leases are terminated due to issues with a property. The term ‘dilapidations’ refers to the process by which leases are breached due to the condition of a property, and how such breaches are settled or remedied. Our building surveying practice provides comprehensive advice on dilapidations to either landlords or tenants:

  • For landlords, we will assist in negotiating a settlement with the tenant and finding a new tenant if desired. We can also advise on refurbishment options.
  • For tenants, we will help negotiate with the aim of allowing you to swiftly leave the premises with minimum expenditure.

Planning, development & regeneration

Wilks Head & Eve have many years of planning experience and are equipped to provide pre-planning feasibility studies, project management of planning applications, and post-project advice.
