Public Sector – Services
Ensuring a high standard of delivery at best value to the Authority is an important objective of all Public Entities.
Although the Private and Public sectors are different in nature, there are a number of common issues across a number of the practice areas we operate within.
Wilks Head & Eve take pride in the fact that we have over 70 retained Public Sector clients across the country. Our independent consultancy approach combined with a solid grounding on the commercial aspects of the industry has led to us to become one of the UK’s market leaders.
Property, whether owned or occupied, forms a significant part of a company’s assets. For a variety of reasons a prudent company will need to know what these assets are worth.
At Wilks Head & Eve we have the skill and market knowledge, allied with a comprehensive understanding of the professional guidance which govern this increasingly complex and highly specialised area of surveying, to enable us to provide the valuation information our clients need.
As well as dealing with more conventional property types, we have particular expertise in heavy industry, minerals, and the leisure sector.
We provide valuation advice to the public and private sector across the UK for various purposes, including:
- Freehold and leasehold valuations
- Asset valuations for company accounts and local authority asset registers
- Corporate acquisition appraisals
- Compensation valuation advice
- Alternative and existing use valuations
- Depreciated replacement cost valuations for specialist properties
- Development appraisals
- S123 LGA 1972. Disposal at Best Value Appraisals
In the current economic climate, whilst companies are seeking to minimise overheads, the burden of rate payments is becoming increasingly pronounced. Annual rate liability can equate to around 50% of the market rent of a property. It therefore makes sense to obtain professional advice to establish if a company’s level of rate payment is correct.
Wilks Head & Eve is one of the longest established independent practices specialising in rating. Our current advice and appeal work relates to the 1990, 1995, 2000, 2005 and 2010 revaluations. Assisted by our computerised record and reporting system, significant savings have been achieved, sometimes backdated over many years.
We advise a broad public and private client base covering the whole of the UK on matters including:
- Reliefs – Mandatory & Discretionary
- Rate Payment Advice
- Empty Property Advice & Mitigation
- Valuation Methodology
- Negotiations with Valuation Office
- Rate Audits
- Rate Retention – Budget Estimates
- Rate Retention – General Advice
- Rate Retention – Rate Yield Enhancement
